The Abandoned House’s Second Chance

This is our second rental investment. Let’s be honest, this house looks like it’s straight out of a horror film! This abandoned 2 bedroom home is near a college campus AND college rentals surround it. So, as scary as it looks, it was even more intriguing!!

When you have more time than you do money – buy a fixer upper.

This home came with a list of issues outlined by the city that had to be addressed, most of which we could not do ourselves or without a permit. It was a big undertaking but only took us six months to complete our self.

When searching for a fixer upper look into all options and opportunities. Keep future endeavors in mind.

This location is on a large lot that is zoned for multi-units. Keep other options in mind such as building a larger property. More units and bedrooms per unit will help pay off your investment faster.

This transformation gets me every time. The ONLY difference is new paint. Shingles, windows nor siding was replaced. We JUST painted the house, removed the porch windows/door and added railings on the steps so it was safe and up to code.

P.S. A huge shout out to my hubby (who scrapped ALL the paint off the house) and our parents who loaned us equipment and helped us paint.

Check your state laws and regulations before you scrape paint. If the home is built before 1979 it most likely was painted with lead-based paint. Check your state’s laws. You could get a MAJOR fine, harm yourself or someone else if you don’t take proper precautions. Find a contractor that has been certified in lead-based paint removal or become a contractor and take the lead-based paint course yourself.
